White Rock/Crescent beach area usually gets pretty poor wind unless it's got a lot of south in it, Crescent beach is decent on anything south west. Both have some grass and sand around but nothing to ATB or buggy on unless you've got a BF buggy.

72nd is good from any wind direction, really shallow sand flats for miles as well so it's nice and flat water. Centennial beach is good with anything that has East in it. Centennial also has some sandy areas around to fly static. None of the sand bars will be exposed though at any of the beaches for buggy/atb use.

If you're after grass, Garry Point Park is football feild sized and has the best wind in the lower mainland.

I've got tomorrow off, so if you need directions or anything give me a shout.
